More Tall Plans For Southampton
Developer Colin Warburg has come up with these plans for a key site in Southampton.
Situated in Charlotte Place and St Mary's Road, the mixed use scheme would feature a substantial residential tower element plus retail and leisure facilities that include an ice rink with a capacity of 1,200 spectators and two sports halls.
Costing over £80 million to build and set to reach 110 metres tall, it will comfortably become the tallest building in Southampton and in terms of actual roof height rival the Spinnaker Tower in nearby Portsmouth.
The hitch to the project is land ownership which currently resides with the council who have to make the decision of whether or not they are going to sell the plot to the developer and in return get an ice rink they have spent 19 years waiting for creating the synergy of a developer who is willing to subsidise much needed sports facilities.
Led by Councillor Hannides, others in the council see it the other way around with Warburg offering a slightly lower bid for the land leading to claims from some councillors that they would be subsidising the development by not selling the property for its full value. Whilst striking a populist chord this approach fails to take into account the amount that would be saved by the council not having to pay for a new ice rink and the developer building it for them.
This isn't the first development planned for this site either. The UNITE Group previously had a Stride Treglown designed plan for a mixture of apartments and a health centre which failed to see the light of day.
Whether Warburg has better luck remains to be seen. Southampton Council are set to make their decision on the preferred bidder later this week.
