Hodder Proposal Recommended For Approval
Planners at Manchester City Council are recommending the planning committee approve a new high-rise building on Water Street in the Castlefield area.
Located at 1 Water Street on a corner plot that is also bounded by Regent Road and is the site of the famous Sir Harry Ramsden's fish and chip shop, the scheme features two blocks with the taller employing a distinctive cascading effect along Water Street.
Designed by Hodder Associates for MCR Property, the scheme will contain 221 apartments, a 98 unit serviced apart hotel, retail and office use plus basement car parking of 195 spaces and a new walkway along the nearby river side.
The designs see the residential building step up along Water Street from 6 to 29 storeys reaching a height of around 90 metres with this block separated slightly from the shorter block but still connected via a glazed sky-bridge that overlooks Regent Road.
The planners and architect hope that this will help mitigate the bulky appearance the scheme had in earlier versions by splitting the general massing up and creating a slimmer building when viewed from Castlefield.
The look of the building is dominated by post-modern styling with glazed balconies, recessed windows, tecu brass cladding and on the office section, floor to ceiling glazing providing a glass frontage for the six floors it takes up along Regent Road.
Despite the use of brass cladding, something that can give a building a classy finish, and the support of the planners, many feel that the building is still muddled and the developer is guilty of over development on a relatively limited plot ending up with something that despite being almost 90 metres tall, is bulky, squat, and lacks the distinction that a tall building should have.
Neighbouring Salford Council who are usually pro-development, plus numerous other bodies, agree with this assessment and oppose the scheme believing that a more graceful proposal should be done for this site but whether the councillors at Manchester decide to listen to their neighbours or local planning department remains to be seen.
